We market a long term leasing solution for your rental property in Breckenridge, Frisco, Silverthorne and Dillon. Dwell Summit can provide a way for you to enjoy the benefits of a successful investment by allowing a professional company to manage your property for maximum profit potential. Dwell Summit will make owning a high quality investment property stress free.

We offer two types of services:
Monthly Full Service Management Service
This is our most popular option, as well as the most recommended way of using Dwell Summit's services. Our intent is to allow you to be a hands free owner and Dwell Summit will handle everything necessary to become a successful landlord. You can choose how involved you want to be, and we will ensure that you are completely comfortable with the process. We have extensive experience in:
- Property marketing, including internet on both a local and national level
- Call management, inbound and outbound
- Credit screening, credit reporting and background checks
- Lease preparation, negation and signing
- Security Deposit Collection
Dwell Summit will then manage aspects of your rental property. This includes everything necessary to be a landlord and be hands free. We will collect the rent, ensuring checks clear, handling maintenance issues and ensuring tenants follow the terms and conditions of the lease. Dwell Summit will be the point of for the tenant. The standard fees for this full level of service for properties located in Breckenridge and Frisco are a leasing fee of ½ month's rent for finding the tenant and then 10% of the monthly rental proceeds as a management fee. For properties in Silverthorne and the Lake Dillon area, the leasing fee is ¾ month's rent and the management fee is 12.5% of the monthly proceeds.
This option is for Dwell Summit to simply find a tenant for you, the owner, acting as a "leasing agent". This level of service is typically used by the local owner that has experience in managing tenants and has the time to deal with the day to day issues of being a landlord. As a leasing agent, Dwell Summit will handle the first five items listed above under "property management" and then turn the process over to you. The leasing fee for this service is the full first months rent.
