It is truly on a case-by-case basis, if I had to choose one thing, I would say window treatments. If we have a great tenant that maintains the property the unit usually just needs to be cleaned. This is the case with most of our rentals.

Do property managers have their own handymen? Or do they traditionally hire out on a case-by-case basis

It all depends on how the property management company is setup. We take care of most of our maintenance because when the economy started to decline, it was difficult to find a company I could count on to be in business to warranty their work if there was a problem. I think companies that do can offer maintenance services as well can offer larger discounts on the work that is done to the rental units.

How much of a security deposit can I collect from my tenants?

We generally recommend a one month deposit if their credit, criminal and eviction check are good/clear. If they have issues then we recommend a two or three month deposit. Also, we recommend refundable pet deposit of $250 for pets under 50lbs per pet. For pets over 50lbs or a puppy we recommend a deposit of $500 per pet.
